Single Family

A single family home is an unattached housing unit that is occupied by one household. Most properties in Idaho are of this classification.

Single family homes with acreage share all similarities with single family homes, with the exception that they are on a larger plot size. The acreage this properties have can be put towards many alternative uses, such as agricultural and/or recreational pursuits.


Resembling single family homes, townhouses are actually house two distinct and separate households which are defined by a shared wall. These structures are more efficient and economical than single family homes, but do have a smaller area and yard space than many single family homes.

The Gem State

When compared to most states Idaho is considered to have a lower population, with a population density of only 19.5 people per square mile overall! Idaho is number 40 out of the states, according to population.  Many of Idaho’s counties are sparsely populated, and have a lot of excellent natural landscaping that make Idaho’s terrain very photogenic.

However, there are also plenty of metropolitan areas in the state that have a higher population density and can offer more urbanized living. These areas include Coeur D’Alene, Lewiston, and Idaho Falls - and the most populated area, the Boise metropolitan area. The Boise Metropolitan area is composed of five counties; Ada, Boise, Canyon, Gem, and Owyhee. Forty percent of the state’s population alone lives in these five counties.

This is, in part, due to the location of Boise, the state capital. Boise is the most populated city in the state of Idaho, and recorded 205,671 people in its 2010 census - the number is only expected to have grown. That number alone, however, is 2.5 times bigger than the next most populated city in the state, Nampa. Additionally, Boise is the fourth largest city in the Pacific Northwest overall. With those numbers in mind, it is clear to see that there are plenty of real estate in Idaho, even in Boise.

Boise, Nampa, and Meridian, are all developing cities that have room to grow. In fact, Meridian is recorded to have grown 81.5% from 2000 to 2014, a trend more or less resembled by these other cities in the Ada County area. Boise is a popular urban environment with trendy stores and dining opportunities as well as incredible parks maintained by the city.

Meridian and Nampa were historically bedroom communities that quickly grew in popularity and now rival Boise as premier places to live. Other popular cities in this region of Idaho include Kuna, Caldwell, Middleton, Garden City, Star, and Eagle, which are interconnected so that residents can enjoy cultural and recreational opportunities found outside of their home city.
